Some like replacing a hot water heater may not be a big deal, but having to redo all of the septic systems is going to set you back thousands of dollars and hundreds of hours of labor. Make sure any of the projects in the home that need to be handled are manageable.
Next, get pest control issues under control. It is not uncommon for old houses, especially those that may have been abandoned, to have issues with termites, bugs or rodents. These are easily fixable, but it is much more pleasant to take care of the problem before inhabiting the house. There may be clean up issues that need to be taken care of following pest removal, so once you are sure the pests are eliminated, get to work creating a sanitary space in which to live.
Another important factor to consider in an older home is electrical issues which can be very costly. Redoing the electrical wiring in a home is often a matter of safety, so if you are interested in a house, but you lack the funds to take on a major project like this, it is better to move on. It is also wise to work with a professional electrician. You will find there are a number of licensing regulations that need to be met during restoration, and working with a licensed electrician may be required by your local government. If you are considering a restoration project, take some time to find a reputable electrician who can help you with your decision to purchase a house and who you can rely on to handle the work once restoration begins.
Electricity is not the only fire issues homeowners’ face. Old homes often have fireplaces or wood-burning stoves, a feature you will surely want to keep in your restoration. It is important to make sure these features are safe and functioning so you do not put your family and your new home at risk once things are up and running.
Finally, focus on the aesthetics of the home. You will want your restoration home to look great and be safe and comfortable. Study period architecture and do your best to create a modern home with a classic feel.
